The company was founded on February 8, 1985, under the name Sea Breeze Constructions and Investments Pvt Ltd. The company's name was changed to Godrej Properties and Investments Pvt Ltd in 1990. Bureau Veritas Quality International earned the company ISO 9002: 1994 accreditation in 1996. In 1997, they constructed their first commercial project, MGSM, in Mumbai's Bandra neighbourhood. Godrej Millennium, their first project, was launched in Pune in the year 1999.

The business opened Godrej Woodsman Estate in Bangalore in 2004. On January 22, 2004, the company signed a cooperative development agreement with Amco Batteries Ltd for the development of 20.1 acres of land in Bengaluru's Hebbal Village.

The company bought two private limited companies, Godrej Waterside Properties Pvt Ltd and Godrej Realty Pvt Ltd, in the 2005-06 fiscal year. They established three new private limited businesses, Godrej Real Estate Pvt Ltd, Godrej Developers Pvt Ltd, and Godrej Sea View Properties Pvt Ltd, in the fiscal year 2006-07.

During the 2007-08 fiscal year, the company acquired a new company, Happy Highrises Ltd, which began operations on July 18, 2007. They also bought 26.7 acres of land on B. T. Road in Kolkata. On December 18, 2007, the business and Esskay Properties and Investments Ltd signed a joint development agreement for the development of 9.18 acres of property in Bengaluru's Nagarur Village.

Godrej Eternia and Godrej Genesis, commercial projects in Chandigarh and Kolkata, respectively, were also inaugurated by the business. In May 2010, the firm transferred 26.73 percent of Godrej Sea View Properties Pvt Ltd's equity share capital to HDFC PMs, and in December 2010, the company transferred another 0.9 percent of the equity share capital to HDFC PMs through supplementary/ amendment agreements.

In August 2011, the company inked a development deal with Jet Airways (India) Ltd through its wholly-owned subsidiary Godrej Buildcon Pvt Ltd for the development of MMRDA leasehold land measuring 10309.58 sq. meters located at G-Block Bandra-Kurla Complex Bandra Mumbai.

Through its wholly-owned subsidiary Godrej Projects Development Private Limited, the business entered into a Development Management Agreement with R.R. Builders in 2012 to renovate an MHADA property in Byculla, Mumbai (GPDPL). During the year, the business also completed the sale of the first phase of Godrej Summit, a residential project in Gurgaon.

In 2013, the business announced a major new project in Mumbai and the National Capital Region (NCR). In addition, the company announces a new project in a prominent New Delhi location. The firm has unveiled a new rehabilitation project in Mumbai's Malad neighbourhood. The business launched Townhomes in Bengaluru and Godrej Oasis in Gurgaon this year.

Snapdeal partnered with the startup in 2015. The company also unveiled a township project in Pune throughout the year. Godrej Properties Ltd. (GPL) stated on 3 May 2017 that it had sold over 1000 units across three new projects in Mumbai: Godrej Origins at The Trees, Godrej Origins at The Trees, and Godrej Origins at The Trees. Since March 2017, The Suites at Godrej Golf Links in Greater Noida and Godrej 24 in Hinjawadi, Pune have been open.

Godrej Properties Ltd. (GPL) said on March 19, 2018, that it has diluted a portion of its stake in the firm that is developing Godrej Two, a Grade A commercial skyscraper under construction in Vikhroli, Mumbai. Godrej Properties has agreed to sell a 50 percent stake in Godrej Two to Godrej Fund Management (GFM).

Godrej Properties Ltd. (GPL) said on June 8, 2018, that it had completed the allotment of 1.27 crore Rs 5 equity shares to GAMNAT Pte. Ltd., a GIC-managed investment entity. This offer raised a total of Rs 1000 crore in capital.

Upcoming Projects

According to Godrej Properties Ltd (GPL) Executive Chairman Pirojsha Godrej, the company expects to invest more than USD 1 billion in the next few years to purchase and develop new projects as part of its goal to attain higher growth.

Despite the negative impact of the COVID pandemic, the company's sales bookings increased by 14% to a new high of Rs 6,725 crore last fiscal.

Godrej Properties has two future developments in Delhi-NCR: Godrej South Estate and Godrej Ashok Vihar. Both of these developments offer residential flats with 2/3/4 BHK and modern facilities. Both townships were created by a well-known architect who adhered to Vastu principles. The builder intends for it to be landmark addresses where people may live a high-standard living. The flats will be accessible at a reasonable price and will come with full security and safety features.

Pirojsha stated that the company is committed to two medium-term objectives: regularly being among the top developers in terms of the value of housing sales in each of its core areas, and having a Return on Equity (RoE) of more than 20%.

The GPL is primarily focused on four markets: Mumbai, Pune, Bengaluru, and Delhi-NCR. Last year, it sold homes worth over Rs 1,300 crore in each of the four key markets.
